To protect the privacy and identity of both the client and the company involved, the names used in this story have been changed. The client will be referred to as “Christian” and the company as “Eurorelax”. You know those situations where, at the beginning, you think: “Okay… this will probably be a fairly standard property search.” That was exactly my first thought when I spoke to Christian for the first time back in March. He had been introduced to us through one of our collaborators and explained that he was relocating to Spain with his family — his wife and their two children, aged six and eight. So naturally, in my mind, I was already picturing the usual brief: a comfortable family home, good area, space, schools nearby, safe environment, good lifestyle. But after a few conversations, I realised quite quickly that this was not going to be a “standard” relocation search at all. Because the property would not only serve as a home for the family. It would also become a base for the company he works for — Eurorelax — which was preparing to relaunch its activities on the Spanish market. And at that point, the entire brief changed. Suddenly, we were no longer searching only for a property that worked emotionally and practically for a family. We were also looking for a property that could support a business vision. The house needed to accommodate both worlds. And that changes everything. Not only from the perspective of the property itself, but also from the legal, operational, and financial side of the process. Timing also became an important factor. As we were approaching the summer season, the availability of quality long-term rental properties was becoming increasingly limited — especially for larger villas in prime residential areas around Alicante. So instead of rushing, we slowed the process down. We stopped looking at “random listings” and started thinking strategically. We explored multiple areas: Playa San Juan, Vistahermosa, Cabo de las Huertas, El Campello, and surrounding locations around Alicante. Each had its strengths. But none of them felt completely right for what Christian truly needed. And quite quickly, one thing became obvious. Apartments did not make sense. Penthouses did not make sense. He needed space. Privacy. Outdoor living. A property where clients could visit, experience the products, spend time comfortably, and where family life could still function naturally alongside the business operations. At that point, the answer became clear. It had to be a villa. In April, Christian travelled to Spain together with business representatives involved in the project, and we began viewings. I still remember the first day very clearly. We started in El Campello. Nice property. Good location. Everything was objectively “correct”. But it simply was not the one. And honestly — those moments are important. Because when something is right, you feel it almost immediately. And I never believe in trying to convince clients emotionally into a property that does not naturally resonate with them. If it is the right property, the connection happens on its own. That same day, Gustavo was continuously checking new listings, speaking with agents, and searching for alternatives. Then suddenly he called me and said: “Lenka… I think I found something.” A villa in Muchamiel. Freshly listed that same day. We contacted the agent immediately and secured a viewing for Monday. And honestly… the moment we walked into that villa, the atmosphere shifted completely. Christian became quiet. The business owners looked around. Nobody needed to say much. There was simply that feeling: “Okay… this is it.” The villa itself was beautiful — modern, elegant, full of natural light, with a pool, sauna, outdoor spaces, and enough room to comfortably accommodate both family life and professional hosting. But what truly mattered was not the specification sheet. It was the fact that the property solved the entire brief. For the family — it worked beautifully. For the business — it worked even better. Clients could be welcomed there. Experiences could be created there. Meetings, presentations, product demonstrations — all in an environment that felt private, relaxed, and aligned with the company’s vision. Of course, we still had to negotiate the commercial terms. The asking price was €4,500 per month, and we successfully negotiated it down to €4,300. But honestly, that was not the difficult part. The real complexity started afterwards. Because this was no longer simply a rental agreement between a private tenant and a property owner. Now we were dealing with a structure involving a Spanish property owner and a Czech company, with the property intended for a combination of residential and operational business use. And that required much deeper consideration. At that point, the process shifted from property search into strategic structuring. We had to carefully analyse: how the property would be used, how the rental should be invoiced, what the implications would be from an accounting and tax perspective, and how to ensure that both parties were fully protected legally and financially. This included multiple discussions with lawyers, accountants, advisors, and all involved parties across different jurisdictions. One of the most important areas became the VAT treatment. Because depending on how the operational use of the property was defined, the rental could either remain VAT exempt or become subject to 21% VAT under Spanish legislation. And that is not something you want to “guess”. The implications could significantly impact both parties financially and operationally. So from the beginning, the priority became very clear: create a structure that was transparent, compliant, properly documented, and safe for everyone involved. We aligned the invoicing structure, clarified the intended use of the property, added an annex to the agreement, and ensured that the contractual framework reflected the operational reality accurately and transparently. And honestly, that gave everyone peace of mind. Because in situations like this, clarity matters. When everything was finally signed and the deposit confirmed, I remember sitting there thinking how different this entire process had been from a “normal” rental search. Yes, we found a beautiful villa. But that was never the real work. The real work was: understanding the people, understanding the business, understanding the regulations, and then bringing all of those pieces together in a way that genuinely worked for everyone involved. And honestly, stories like this are a reminder of something I believe more and more every year in real estate: This business is never really only about properties. It is about people. About vision. About understanding situations that do not fit into simple boxes. And about having the right knowledge, experience, and professional network around you to navigate complexity properly.
